We just signed an Agreement to Purchase – where do we start?

  1. Contact us by phone or email, giving us some details of your purchase. We will provide you with a quote that covers all fees and disbursements. Nothing is hidden.
  2. Send us your signed Agreement of Purchase & Sale. The sooner we receive your Agreement of Purchase & Sale the better as there are specific deadlines for your lawyer to meet.
  3. Schedule an appointment. Hometown Law will book you in for an appointment either virtually or in person a few days prior to your closing date to sign all relevant documents. At any time during your real estate purchase you can easily contact our team to have any questions answered.
  4. Closing Day. On the day of your purchase, the only thing you should stress about is making sure you are packed up and ready to move-in. You will either pick the keys up for your new home from our office or get the code for the lockbox code at the property once we’ve registered your purchase with the Land Registry Office.

Transfer of Title / Survivorship Application

Whether you choose to add or remove a partner, relative or friend to the title of your home, this means you need transfer title. It is a very straight forward process. There are no Land Transfer Tax implications if there is no mortgage on the title of your home or you are simply adding a spouse to your Deed. If you do have a mortgage on the title to your home, Hometown Law representatives can explain by phone or email how that can impact your title transfer.

A survivorship application is used whenever a property is owned jointly and one of the joint tenants/owners have passed away. In order for the surviving owner to sell the home, or renew or refinance the mortgage, they will be required to remove the deceased owner from title by way of a survivorship application.

Hometown Law can prepare the necessary documents and register the title transfer or survivorship application relatively quickly for you.
